For overseas private clients, looking after any issues raised by the housekeepers, addressing any issues and improvements raised by the owners. Also informing our clients of any issues or improvements noted during our inspections. Addressing any looking after any insurance claims and dealing with the building management company and liaising with the porters to ensure the apartments are well maintained at all times.
Works include:
- Interrogation of the Service Charge statements received
- Production of budgets and quotes for works
- Maintaining a relationship with the porters and building management company
- Liaising with other residents in the block to maintain a good relationship
- Looking after and addressing enquiries from the owners and housekeepers
- Liaising with the directors of the off shore company to ensure compliance
- Review of any Section 20 Notices served by the Freeholder
- Looking after and addressing enquiries from the tenants
- Liaising with letting agents to ensure the successfully letting of two of the apartments
Works to prepare two of the six apartments for rental, works included:
- Installation of Fire Extinguishers & Smoke Sensors
- Re-decoration of the entire apartment
- Installation of New flooring where required
- Refurbishment of a bathroom
- Electrical and PAT test and upgrade works
- Installation of new curtains/blinds where required
- Organisation of floor plans, EPC and inventories
